Assumption of Mortgage

An assumption of mortgage occurs when a buyer takes over the responsibility for an existing mortgage from the seller. This arrangement allows the buyer to continue making payments on the original mortgage, rather than obtaining a new loan. The buyer typically benefits from potentially lower interest rates and reduced closing costs associated with the existing mortgage.
